Builders charge more for the better lots. Corner, larger, backing to open space instead of another house. Ask the sales office what the premium is on the lot you actually want.

Flooring, cabinets, countertops, fixtures, upgraded doors. This is where the number moves fastest, and it is the hardest place to say no once you are standing in the showroom.

Most builders here hand you a dirt backyard. Grading, hardscape, irrigation, plants, and sometimes the wall are all yours.

The model home is fully dressed. Yours arrives with bare windows on every one of them.

Check the list. Often the range and dishwasher are included and the refrigerator, washer and dryer are not.

Your lender's estimate. If the builder is offering to cover some of it for using their lender, enter that on the next line.
